About Our Community

The Moorings of Maximo is more than a place to live — it's a piece of St. Petersburg history, a waterfront community with character, and a neighborhood that has stood the test of time.

Our Story

Where History Meets the Water

The land beneath The Moorings of Maximo carries centuries of history. From Antonio Maximo's 1843 land grant — awarded for his service in the Seminole War — to Babe Wolosoff's visionary late-1950s development, this waterfront community has always been something special.

Wolosoff saw potential in this stretch of Boca Ciega Bay and built something extraordinary: six three-story residential buildings housing 168 units, centered around a marina that would become famous across Florida. At its peak, the covered marina at The Moorings was celebrated as the “World's Largest Covered Marina” — a distinction that drew boaters and residents from across the region.

Today, The Moorings of Maximo sits in the heart of St. Petersburg's vibrant Skyway Marina District — a community that has grown up around the legacy this development helped establish.

Governance

Board & Management

The Moorings of Maximo Condominium Association is governed by a resident-elected board and is transitioning to a modern self-management model.

Current Management

Transitioning from external property management

The association has historically been managed by Resource Property Management (RPM) at a cost of approximately $250,000 per year. The board is now evaluating a transition to self-management, supported by a resident-built technology platform that would dramatically reduce costs while improving transparency and resident service.

This platform — built by George McPherson, a resident of Unit 305 — includes AI-powered communications, maintenance tracking, digital document access, voting tools, and amenity reservation systems. The goal: save over $100,000 annually and give residents direct ownership of their community management.
